It looks like spring has sprung early this year, much to the pleasure of our golfing residents. Our TCE HOA community remains in very good shape. In this newsletter, I want to discuss several subjects.
NEW BOARD MEMBER
I want to welcome our newest board member, Ms. Hollie Daniel. Hollie was nominated to fill the open position, on the TCE Board, at our Feb 17 meeting and was unanimously approved at our Mar 23 meeting. Hollie will serve until June 2018. We look forward to her contribution on the Board. Her Synopsis is enclosed in this newsletter.
STREET LIGHTING
Our current street lights are over 20 years old and are starting to have maintenance issues. We were informed that Tanoan West completely replaced their street lighting at the end of 2015. The project cost approximately $250,000. The new lights will save on maintenance and energy usage. Tanoan West personnel graciously agreed to meet with TCE Board members to tell us how their upgrade went and what lessons they learned if they were to do it again. The meeting was very informative. Not only will Tanoan West save on maintenance and energy costs, but they received about 10% in energy rebates from PNM as part of lowering their energy usage. The entire TCE Board met on Feb 17 and discussed the information gathered in that meeting and considered whether TCE had sufficient recourses to upgrade our street lighting. The Board felt that while upgrading was desirable, the cost was too large to incur at this point. Our Capital Reserve Fund is just meeting the amount required to be at the strong level and spending $250,000 would lower it to an unacceptable level. The Board did agree to look at the cost of upgrading our lighting in Phases starting with improving the lighting at our gates to take full advantage of our camera systems at both gates. This will improve TCE security by documenting the license plate numbers and who is driving all vehicles entering our community. Then in the subsequent years we can incrementally upgrade our lighting.
NEW CAMERA SYSTEM
In the last newsletter I discussed that we are looking into upgrading our security camera system at our main gate. We received two proposals and made a selection at our Mar 23 Board meeting. The winner is being notified and the upgrade should start shortly.
